投资房地产什么时候都不晚
最近在南加州内陆地区我们看到一个稍有漏水60年代建的3房2浴单一住宅，出40万买了下来，用了十天装修，包括室内油漆，换地板，全换1个浴室(图)及修屋顶，共花费1万多元。房子在裝修后5天租给了一信用分775的中东移民，租金每月$2800，这个在4-5分学区的房子能找到这么好信用的租客，租到合适的价钱，真是运气。房子租出去了，现在来算算这个房子的cap rate (资本化率，又叫资本回报率)，看看这房子是否值得投资。
Cap. rate 是用于估计投资者在房地产市场上的潜在投资回报，公式是净营业收入÷资产价值(房价)。具体到我们买的房子，净营业收入就是租金减去房子的开销，房子租金每年为$2800×12=$33600, 房子年开销共$8900，包括房产税$5500，保险$600，房子维修$1400(5%)及空置$1400(5%)，房子空置一般是按10%算，但是南加房子实在好租，就算它5%。这样净营业收入为$33600-$8900=$24700, 得到我们这个投资房的cap rate资本回报率为$24700÷$400000 (房价)=6.2%，如果把装修的1万多元也算进来，得到资本回报率即为6%。一般认为cap rate 在5%-10% 都是好的投资，我们这个屋子能达到6%以上，在现在这种高房价的时候应该还算不错。
房价起起伏伏，南加州房价去年已达到了历史高峰，房子租金亦然，投资买房买在最低点是最理想状况，但可遇不可求。投资房地产讲究的是回报，除了房价，租金也很重要。如果能在市场上找到好的deal，房子租金也很好，年投资的回报达5%以上，投资房地产什么时候都不晚。

I wear size 8 shoe -orderd size 8 -normal width .I m 5'7" -130 lbs . They fit perfect . Little snug at first as are all new shoes . Hope this helps with concerning ordering a size larger issue .

One thing about Nike is their sizes are always really close. Very comfortable shoes. Bought a cheapy pair of shoes in between last Nikes and latest Nikes and it is true that you get what you pay for at least when dealing with Nike.

Beautiful item. Super high quality. It has one little detail defect on one shoe but the defect very very below the sole so it’s not even noticeable, basically that part almost touches the ground and is not even visible.
